You decide how to setup your loan!  We offer a variety of financing packages to fit your budget.  Our goal is to make this an affordable purchase so you can accomplish the American dream of owning Land.

Low closing cost!  Our processing fee is $400, which covers cost of preparing and recording all the documents necessary to transfer the property.

No Pre-Payment Penalty!  You can pay off your property at any time with no early payoff penalty whatsoever.   Just give us a call any day of the week and we will let you know your payoff amount.

You receive Deed to the property!  When you buy Land from us you will receive General Warranty Deed with a marketable title when providing a down payment.  If you are purchasing a property that qualifies for our $0 down payment program, you will receive a Lease Option that will be converted to a Deed once down payment is provided.  Be careful who you deal with!  There are forms of owner financing that do not transfer Deed to the property until the loan is paid off, which makes it risky for you the buyer.  We operate legally, morally, and ethically and that is a big reason why we have been in business for over 50 years.

Land with improvements may have higher qualification standards than raw Land parcels.  If you are considering a parcel that has improvements, please call one of our sales reps to find out what financing terms are being offered. 

Interest rate is Guaranteed to be fixed for 5 years!  You will have the peace of mind that your payment will remain the same during this time period.  If you are purchasing vacant land using the DG Schell finance program, the loan will be classified as non-residential.  This simply means that a residence can only be placed on the property once the loan with DG Schell is paid in full (there are exceptions-inquire with salesperson).  No worries though because typically our customers use our services as a bridge to their permanent financing with a conventional bank.  Once you are ready to move to your property, contact the bank of your choice to obtain a mortgage for both your Land and Home together.
